 TARGETING YOUR BUYER IS THE KEY TO SUCCESS

Now is as good a time as ever to buy or sell a home, assuming sellers are realistic and bear their target market in mind, according to the latest quarterly market survey from 750 independent estate agents.

The survey highlights the importance of good marketing, accurate pricing and good presentation in the current market.

With the average UK property achieving a sale price of around 95% of the original asking price, Richard Tucker, managing director of Home Sale Network, says it is paramount that sellers are realistic.

"By trying to sell your property at an over inflated value, you will run the risk of alienating potential buyers and your house taking longer to sell," he said.

The survey also shows that around 14 viewings are needed for the average property to reach a final sale, and around 11 weeks between a property going on the market and a final offer being made.

"Now more than ever it is vital that sellers market their property with a reputable estate agent who has a good track record," adds Mr Tucker. "The most effective performance indicator which people can ask an agent to see evidence of, for example, is their ratio of listed properties compared to the number of sales they achieve."

Semi-detached homes, particularly three-bed still remain the most sought after properties around the country, which reinforces that when selling, for example, a one-bed flat or a larger executive style home, good presentation is even more important.

Richard Tucker says: "First impressions are lasting impressions so you must ensure they are positive, this could make the crucial difference in persuading an initially sceptical viewer to decide to make an offer."

"One of the most important tasks for anyone wanting to sell their home is to identify their target buyer, whether they be first or last-time buyers, families or individuals, then present your property in a way that will appeal to them."
