 FOR SALE BOARDS STILL WORK THE BEST

‘For sale’ boards will continue to be a key feature of the residential property market despite the increasing popularity of the Internet, according to a new survey.

Whilst the number of prospective buyers and sellers using the Internet to view properties continues to rise, more than 97% of estate agents say ‘for sale’ boards will remain one of the key methods for identifying homes for sale and for contacting the relevant selling agent.

These are among the findings from the National Property survey by Home Sale Network, the country’s leading group of 750 independent estate agents.

Member’s reveal that a comparison of ‘for sale’ boards is the best way to ensure vendors gain access to the most suitable buyers. Just under 50% of agents say sellers should study the various "for sale" boards in the area and consider appointing the company with the most boards outside homes, which are similar to their own. Meanwhile, a further 29% say a "tour" of the area to identify the agent with the most boards is the best way forward.

In terms of design, almost 45% of Home Sale Network respondents believe a bright, modern-looking board is the most effective means of attracting buyers and sellers, although 22% say style, design and colour is largely irrelevant. Exactly a third favour more traditionally designed "for sale" boards reflecting a professional approach to selling properties.

Paul Kingston, Director at Heritage Estate Agents and Advisor to the Homesale Network Advisory Council, commented: "Much has been made about the increased use of the internet to buy and sell property and while we expect this trend to continue, our survey clearly shows that the right ‘for sale’ board will remain the method of choice for the vast majority. At the same time it needs to be said that the number of properties an agent actually sells is the real acid test."

"It is worrying that over 41% of our respondent’s feel that vendors chose an agent purely on the basis of the highest valuation and lowest commission, without taking their level of skills, knowledge and service into account. It is these factors which will ultimately dictate the speed and price of a successful sale."

Paul says the message to buyers and sellers is: "Do your homework on the agents in your locality and on the types of properties they are marketing, to ensure you are well-informed before making your agent choice. Most of all ensure that emphasis is placed on checking the number of sold boards as this is the true sign of a successful agent, who is selling properties in your area effectively."
