 NEW LANDLORDS MISSING OUT ON QUALITY

With new letable stock coming on from the sales market, many new landlords are offering properties of a lesser quality and are giving little thought to what their ideal tenant may be looking for. Landlords need to think about the presentation of the property, say Hamptons’ branch managers. Quality and value for money

In some areas clients are looking for top quality. Chris Christodoulou, manager of St John’s Wood branch, said, "Renters in St John’s Wood are looking for apartments or houses with emphasis on quality and value for money. I am always advising landlords to put an effort into presentation, and the key areas that make or break deals are kitchens and bathrooms."

"They must be modern, with good specification and practical in its use. Our American and European applicants also like to see natural materials being used, such as wood floors, marble, granite and a lot of chrome! Potential tenants in St John’s Wood will pay good money for good quality properties."

Substandard properties are not letting

Annie Staples, assistant manager, of Hamptons Windsor branch said, "Substandard properties are simply not letting. Tenants desire properties that are well maintained and neutral enough so that they can add their personal touch."

"Landlords’ properties have to be to a high specification and must look clean and tidy in order to get a quick let and to avoid long void periods," said Ali Nathan, manager, at Hampstead.

Executive Gabriella DApprano, offers advice to landlords when thinking of opting for lettings:

"Many new landlords are keen to get to the lettings market and often forget the essentials checklist," said Gabriella. "They should give the walls and ceilings a fresh coat of paint prior to marketing."

"Neutral colours are still advisable for a quick sale or let. It is worth remembering that neutrals don't just have to be creams or taupes they can be soft greys as well. Keep stairways neutral, greens and blues are far too personal and bathrooms should be white, clean and uncluttered with tiling around the showers and sinks. You should always use a glass shower screen as opposed to a curtain."

"Neutral carpets are always popular, however white is not recommended as it picks up the dirt easily. If you do opt for a neutral carpet, liven it up with a coloured fleck so that it can hide the dirt."
